What changed this month

Values kept climbing at a walking pace — Tulsa County's typical home is $253,998, +2.8% on the year, while the other 24 counties averaged +4.3% and the small towns led: Okfuskee +10.8%, Cherokee +8.7%, Adair +7.7%. The mortgage rate drifted back up to 6.74%, +0.38 points on the year, and the payment on a median Tulsa house is +7% higher than last Jul. Builders pulled back — single-family permits are -13% over twelve months, though Jul 2026 itself was the strongest month in two years — and apartment permits jumped +54%. Listings are flat in Tulsa and rising +6% in the five small metros.
