This dashboard takes every property you own down to one honest number — cash flow per door, per month, after taxes, insurance, vacancy, maintenance, capital reserves and management — and tells you which properties are working, which are thin, and which are costing you money.

How it works

Fill in one column per property (up to eight). Twenty yellow cells each, straight from your closing statement, your lease and last year's tax and insurance bills. Everything else calculates:

  • NOI, annual cash flow and cash flow per door
  • Cash-on-cash return, cap rate and DSCR — the three numbers a lender or a buyer will ask for
  • Expense ratio and break-even occupancy
  • The 1% rule, calculated, not guessed
  • A verdict per property: strong, below target, thin, or losing money
